INSTRUCTIONS FOR MAINTENANCE

II.5.1

SCHEDULED MAINTENANCE

IMPORTANT!
Scheduled maintenance must be carried out by
skilled technicians, qualified to work on
conditioning and cooling products.
DANGER!
Do not introduce pointed objects through the air
intake or delivery grilles.
DANGER!
Always use the isolating switch to disconnect the
unit from the mains power supply before carrying
out any maintenance work, even if you only intend
to make an inspection.
To guarantee that the unit runs efficiently and regularly, it is advisable to
systematically check the unit at regular intervals as a precaution against
malfunctions that could damage the main machine components.
II.5.2

PREVENTIVE MAINTENANCE OPERATIONS

Operations which can be performed
with the unit running
Check gas charge and humidity in the
circuit (unit working under full load)
Check for gas leaks
Check high and low pressure switches
are functioning (*)
Bleed air from chilled water system
Check for hard water scale on water side
heat exchanger
Operations requiring shutdown
Check electrical board contactors
Check electrical connectors and terminals
for tightness
Check condensing coils for cleanliness
Drain water system (if necessary)
(*) May only be carried out by skilled personnel from service centres
authorised by Rhoss, qualified to work on this type of product.
II.5.3

INSPECTION, CLEANING

II.5.3.1
Condensing coil: cleaning and inspection
The following operations should be carried out while the unit is switched
off and taking care not to damage the fins during cleaning:
• remove any foreign bodies from the condensing coils which may
block the passage of air, such as: leaves, paper, debris, etc.;
• clean off the dust with a jet of compressed air;
• wash and brush, gently, with water;
• dry with a jet of compressed air;
To further safeguard the coils, we recommend assembling the
accessory KRP- Coil Protective Mesh.
II.5.3.2
Inspection and cleaning of the water heat
exchanger
Plate exchangers are not subject to fouling in rated running conditions.
The working temperatures of the unit, the speed of the water in the
pipes and the suitable finish of the heat exchanging surface reduce
fouling of the exchangers to a minimum.
Any sludge that may form in the water circuit or any silt that cannot be
trapped by the filter, as well as extremely hard water conditions or high
concentrations of any antifreeze solution used, may clog the
exchangers and undermine their heat exchanging efficiency. In this
case it is necessary to wash the exchangers with suitable chemical
detergents. If necessary provide already existing circuits with adequate
charge and discharge connections.

SECTION II: INSTALLATION AND MAINTENANCE
Use a tank containing weak acid: 5% phosphoric acid, or if the
exchangers have to be cleaned often: 5% oxalic acid. The liquid
detergent must circulate around the exchanger at a flow rate at least 1.5
times higher than the rated working flow rate. The first detergent cycle
cleans up the worst of the dirt. After the first cycle, carry out another
cycle with clean detergent to complete the operation. Before starting up
the system again, rinse abundantly with water to get rid of any traces of
acid and bleed any air from the system; if necessary start up the service
pump.

II.5.4

END OF SEASON SHUTDOWN

DANGER!
When the appliance is not used for long periods of
time, disconnect it from the power supply by means
of the main isolator switch.
To avoid the migration of refrigerant into the compressor while the
appliance is not in use, it is advisable to store the refrigerant charge in
the condensing coils by carrying out a pump-out procedure.
II.5.5

NON-SCHEDULED MAINTENANCE

IMPORTANT!
Maintenance must be carried out by skilled
technicians from service centres authorised by
RHOSS, qualified to work on this type of product.
DANGER!
Do not introduce pointed objects through the air
intake or delivery grilles.
DANGER!
Always use the isolating switch to disconnect the
unit from the mains power supply before carrying
out any maintenance work, even if you only intend
to make an inspection.
DANGER!
In the case of cooling or fan circuit component
breakage or a drop in the coolant gas charge, the
upper part of the compressor casing and the
discharge line may reach temperatures as high as
180°C for brief periods of time.
