Replace the entire torsion spring
shaft  (35L/35R). In doing so, also observe the
following chapters:

8. Check the door for further damaged parts and
replace them if necessary.
9. Activate the spring fracture detection function by
pulling the R-pin (98L/98R).

Maintenance / checks
7.1
Maintenace activities – operator
The following points must be checked and carried out
after the installation of the door and every 6 months:
Always grease the roller axes after approx. 5000 door
actuations. Clean horizontal rail pairs.
Apply oil on the torsion springs.
Do not apply oil on the lock cylinder. In case it
does not run smoothly enough, treat with
graphite spray.
Ensure sufficient ventilation (drying) of the door
frame. Water drainage must also be ensured.
Protect the sectional door from caustic and
aggressive agents such as acids, lyes, thawing
salts etc. Only use mild household cleaning agents.
Steel-filled sectional garage doors are coated
with polyester at the factory. Any paintwork on
site must be applied within 3 months from
delivery using 2C epoxy primer containing
solvents and, once hardened, standard paint.
Touch up the paint at intervals as required by
local environmental and atmospheric conditions.
7.1.1 Cleaning
We recommend wiping the door regularly with a soft,
damp cloth. If necessary, use a mild cleaning agent
or soap with lukewarm water. Avoid using any polish-
ing agents or abrasive or organic solvents/cleaning
agents. Before cleaning, flush the door and glazing
thoroughly with water to avoid scratches caused by
dust particles.
These assembly, operation and maintenance instructions must be kept for the entire period of use!
7.2
Maintenance activities – competent
person
The following maintenance activities may only be car-
ried out by a competent person, see chapter 2.3 -
Personnel qualifications.
Check the door in accordance with the test
instructions.
Check screws and clamping connections for tight
fit and retighten if necessary.
Check wearing parts (springs, wire ropes etc.) and
replace with original spare parts, if necessary.
Make sure that the spring tension is correct. If it
is necessary to adjust the spring tension,
proceed in accordance with the assembly
instructions.
Replace the torsion spring shaft and wire cables
after approx. 25,000 door actuations (open/close
movements).
This is equivalent to approx.:

Disassembly

8.1

Safety instructions for disassembly

Hazardous tensioned springs

sion.
Wear suitable personal protective
equipment when relieving springs
from tension.
1. Disassembly may only be carried out by a com-
petent person, see chapter 2.3 - Personnel qual-
ifications.
2. Never carry out the disassembly on your own.
Some of the work steps can only be achieved
with two people working.
3. Further steps for disassembly are carried out in
reverse order of the assembly instructions.
8.2

Disassembling the sectional door

Relieve the tension of the torsion spring shaft
1. Move the sectional door into the closed position.
2. Insert the tensioning bars into the clamping
head.
3. Firmly hold the tensioning bars and carefully
loosen the screws of the spring clamping head.
4. Carefully relieve the tension of the torsion spring
shaft  (35L/35R) by means of both tensioning
bars. Generally, the spring is to be relieved from
tension from the top to the bottom.
