4 - COMPONENTS AND MAINTENANCE

4.7 - Control valves option

These valves are either two-way or four-way type (three-
way with integral bypass). The valve body is designed
to withstand a 15.5 bar (1550 kPa) bar operating
pressure.
With this option, the couple (valve + actuator motor) is
normally closed (NC). Thus, the water flow rate is zero
in case of a power cut. To fill the installation in order to
equalise the water circuits and purge the units, the
actuator motors must be connected to the power supply
and the valves must be opened via the controller
(thermostats or BMS). For the replacement of these
components refer to the chapter 4.8.4. - ''Actuator
replacement procedure''.
4.7.1 - 230 V - Actuators
The proposed actuator motor is an electrothermal
actuator motor (on/off control) supplied with 230 V a.c.
4.7.2 - Actuator motor replacement
procedure
The actuator motors on both the cold water and hot
water valves may be replaced in case of failure.
Disconnect the power supply to the unit before carrying
out any work on a unit.
- Remove the actuator motor and refit by following
the above procedure in reverse order.
WARNING: make sure that the actuator motor is
correctly screwed onto the valve body.

4.7.3 - Replacement procedure for the
valve bodies
- Disconnect the power supply to the unit before
carrying out any work on a unit.
- Close the isolation valves in the pipework.
- Unscrew the union nuts to disconnect the flexible
water pipes.
- Disconnect the actuator motors, taking care to
identify the cooling and heating valves.
- Disconnect the condensate drain hose held in
place by a collar (not supplied).
- Remove the valve body.
- Fit a new valve body to the coil to a tightening
torque of 15 N.m (fit new gaskets)
- Reconnect the condensate drain hose held in
place by a clamp (not supplied).
- Refit the actuator motors, taking care to ensure
that they are correctly fixed to the valve body.
- Screw the union nuts to reconnect the flexible
water pipes. Retighten all the water connections
and ensure that all gaskets have been changed
and correctly fitted (tightening torque 15 N·m).
- Open the isolation valves on the manifolds and
purge all air from the system.
- Check that there are no leaks and reconnect the
power to the unit.
WARNING: when fitting a new valve, ensure that the
direction of flow through the valve is as shown by
the arrow on the valve body. If the direction of flow
is wrong, the valve body will deteriorate rapidly and
the flow control will be distorted.
